a)       SP-26-15 and CU-26-09 TOWN OF COLCHESTER: Site Plan and Conditional Use Applications as required under §7.04-C(4)(d) and §7.04-D to construct a temporary bridge crossing Indian Brook and associated Class II Wetlands in the Water Protection District (WPD). Proposed temporary bridge to facilitate access to properties while the Creek Farm Road bridge is replaced. Disturbance to be 2,600 square feet and area will be restored at conclusion of project. Subject properties are located at 1078 and 0 Creek Farm Road, Account #11-007003-0000000 and #11-005003-0000000.  (staff) (public comment)

 

b)       SP-26-17 PBGC LLC: Site Plan Application to amend previous site plan approvals. Amendment is to construct three (3) safety fences on top of the previously approved retaining walls. Combined height of wall and fence will vary between 8.5 ft and 14 ft and is subject to Site Plan Review per §2.10-B(6) of the Colchester Development Regulations. No additional site modifications are proposed under this application. Subject property is located at 161 East Lakeshore Drive, Account #66-005003-0030000.  (staff)

 

c)       SP-26-18 NANCY ORIOLA & COATES ISLAND LLC: Site Plan Application to construct a retaining wall on a property located in the Shoreland District (SD). Proposed project includes removal of a timber retaining wall and construction of an 85 ft long dimensional stone retaining wall with a base elevation of 99 ft and a top-of-wall elevation of 104.5 ft. Exposed face of wall will measure 5.5 ft in height. No change of use is proposed at this time. Proposed project includes removal of 5 trees within 100 ft of the mean water mark of Lake Champlain. d)     SK-26-12 THOMAS & VICKI GABERT: Sketch Plan Application for a minor 4-lot subdivision of a ±4.77 acre parcel located in the Residential One (R1) District. Proposed subdivision to include: 1) Lot 1 to be 1.9 acres in size developed with the existing 3-bedroom single-unit dwelling and detached garage, 2) Lot 2 to be 0.97 acres in size and developed with a new 4-bedroom single-unit dwelling, 3) Lot 3 to be 0.95 acres in size and developed with a new 4-bedroom single-unit dwelling, and 4) Lot 4 to be 0.94 acres in size and developed with a new 4-bedroom single-unit dwelling. All lots to be served by individual driveway accesses, drilled wells, and in-ground wastewater systems. Subject property is located at 852 Sand Road, Account #09-042023-0000000.  (staff)
