a)       SP-26-40 CU-26-16 JCME 142 PROPERTY LLC: Site Plan and Conditional Use Applications to amend a previous Site Plan and Conditional Use approval for a Car Wash (Use 3.330) in the General Development One (GD1) and General Development One Commercial Overlay (GD1C) Districts. Amendment is to relocate two existing vacuum islands to the north side of the property to facilitate on-site circulation. No other changes are proposed at this time. Subject property is located at 142 Heineberg Drive, Account #37-016002-0000000.

 

b)       SP-26-42 JENNIFER TRAN: Site Plan Application to request re-approval of Site Plan Application SP-24-32, which authorized the establishment of a 5-bedroom Bed & Breakfast (Use 1.520) on a property presently occupied by a 3-bedroom single-unit dwelling. Project included the construction of a new 2,990 sf addition, measuring 25 ft in height, to house the Bed & Breakfast, with associated site improvements including a new parking area, mound wastewater system, and municipal water connection. Changes since prior approval include relocation of the porch and a revised parking layout. Subject property is located at 107 Middle Road, Account #26-027003-0000000.

 

c)       PP-26-19 FP-26-20 SP-26-38 SUNDERLAND FARMS COMMUNITY LLC: Preliminary Plat, Final Plat, and Site Plan Applications to amend a Final Plat Approval for a Major Planned Unit Development in the General Development Three (GD3) District. Proposed amendment is to 1) add the Wright & Morrisey lot to the Sunderland Farms Community PUD; and 2) Construct six 12-unit multi-unit dwellings on Lots 11, 12, 13, 25, 26, and 27. Proposed project includes the extension of private infrastructure to serve the new dwelling units. Subject property is located at 242 Severance Road and 0 Roosevelt Hwy, Account #04-030013-0000000, and #04-032003-0000000.

 

d)       SK-26-22 ANDRE J. & GISELE K THIBAULT: Sketch Plan Application for a minor, 2-lot subdivision in the General Development One (GD1), General Development One Commercial Overlay (GD1C), and Water Protection (WPD) Districts. Existing 20.26 acre parcel to be subdivided into 1) Lot A to be 1.43 acres in size and developed with an existing single-unit dwelling, driveway, and wastewater system, and 2) Lot B to be 18.83 acres in size with no use proposed at this time. No new uses or structures are proposed as part of this application. Subject property is located at 466 (87) Prim Road, Account #49-025002-0000000.

 

e)       SK-26-23 AUSTIN V. & FELIX D. AYER: Sketch Plan Application for a major 4-lot subdivision on a ±1.32-acre lot in the General Development One (GD1) District. Proposed subdivision to include: 1) Lot 1 to be ±11,660 sf in size developed with the existing 2-bedroom duplex; 2) Lot 2 to be ±10,074 sf in size and developed with a new 2-bedroom duplex consisting of two 1-bedroom units; 3) Lot 3 to be ±10,139 sf in size and developed with a new duplex consisting of two 2-bedroom units; and 4) Lot 4 to be ±24,594 sf in size and developed with a new duplex consisting of two 2-bedroom units and a community wastewater system. Overall subdivision to be served by shared infrastructure. Subject property is located at 101 Macrae Road, Account #40-065002-0000000.
