Project Name: Haley’s Commons
Owner/Applicant: Haley’s LLC
Location: 75 Manville Hill Road (AP 54 Lots 7 & 8)
Zoning: R-1 with public water and public sewer
The applicant requests approval to construct two, three-unit buildings; one, two-unit building, and convert an existing building into two-units. Three of the ten units for sale will be affordable. The project requires adjustments for multi-household dwelling in an R-1 zone, residential density, building setbacks, lot coverage, building height, and parking space setback.

Location: 1595 Mendon Road, 96 Scott Road, 38 Scott Road (AP 39 Lots 24, 27 & 64)
Zone: I-1 with public water and public sewer
The applicant is proposing to expand the existing Rhode Island Energy facility by constructing a worker training center.

Applicant: Modo Development, LLC
Location: 618 Broad Street (AP 11 Lot 69)

The applicant proposes constructing a 16-unit condominium development, with four of the units designated as affordable. The units are proposed as a cottage cluster – five total buildings with two 4-unit buildings, two 3-units buildings, and one 2-unit building. Each two-story, town home unit will have three bedrooms, a garage and a driveway.

Location: 295 Broad Street (AP 4 Lot 266) and 305 Broad Street (AP 4 Lot 264)
Zone: C-1 with public water and public sewer
The applicant proposes to revise the previously approved Preliminary Plan. The current proposal will preserve and adaptively reuse the vacant St. Patrick Church and redevelop the property into 60 rental units that will be 100% affordable. The project had been approved for 44 units at 100% affordable.

Project Name: AJ Home Addition
Owner/Applicant: Ahmad Jbawi
Location: 50 Oakwood Avenue (AP 9 Lot 287)
Zoning: R-2 with public water and public sewer
The applicant proposes to construct a two-family residential building on the subject property. There is a two-family house pre-existing on the property. Of the 4 total units, 2 will be designated as affordable.
9. Presentation: Zoning Resiliency
· Consulting firm Horsley Witten Group and the RI Division of Statewide Planning are assisting the Town in updating land use tools, regulations, and other policies to increase resilience against the effects of climate change. Thus far, Horsely Witten has updated the Town’s regulations, zoning ordinance and code of ordinances related to parking, landscaping, drainage, special flood hazard areas, soil erosion and sediment control, and stormwater.
