4. Public Hearing Major Land Development/Conservation Development
Master Plan Owner/Applicant: The Homes at Waterman Pond, LLC
Location: 106 Bear Hill Road (AP 17 Lot 21) and 110 Bear Hill Road (AP 17 Lot 14)
Zoning: R-3 (Multi Household Dwelling) with public water and sewer
The applicant proposes constructing four multifamily residential buildings: two 5-unit buildings and two 4-unit buildings, for a total of 18 two-bedroom condominium units. The project is proposed as a conservation development within the R-3 zoning district, which is serviced by public water and public sewer.

5. Public Hearing Minor Subdivision Preliminary Plan
Application type: Unified Development Review of a Minor Subdivision
Owner/Applicant: Dana Jones
Location: 282 Scott Road (AP 41 Lot 18)
Zone: A-2 (Medium Density Agricultural) without public water or sewer
The applicant seeks to subdivide a 4.33-acre (188,816 sq. ft.) parcel into two lots. The subject property is in an A-2 zone with no public water or sewer. The proposed Parcel A would measure 98,491 sq. ft., and Parcel B would measure 90,320 sq. ft. Parcel A contains an existing non-conforming dwelling that sits 25 feet from the property line, and an existing non-conforming accessory building that sits 22.2 feet from the property line, where a 75-foot setback is required (Article 5-2(a)). The applicant also needs relief from Article 6-5(c), because the accessory structure is located between the front of the primary dwelling and the street.
6. Recommendation to the Zoning Board of Review
Owner/Applicant: The Ronnie C. Ramos and Daniele A. Ramos Family Revocable Living Trust Agreement
Location: 204 Leigh Road (AP 64 Lot 44)
Zoning: R-1 (Single-family Household Dwelling) with water but no sewer
The applicant seeks a dimensional variance from Zoning Ordinance 5-2(b) for relief from side setback and rear setback requirements for an existing accessory building which is located within seven (7) feet of the side and rear corner of the property line. The applicant also requires relief from Zoning Ordinance 6-5(c), because the subject building is located between the front of the main structure and the street.
7. Public Hearing for Review of Amended Land Development and Subdivision Regulations
This ordinance aims to address changes proposed by Town Staff regarding buffer and stormwater control requirements.
