NOTICE OF PUBLIC HEARING

NOTICE IS HEREBY GIVEN that the Exeter Planning Board will hold a Public Hearing on Tuesday, August 27, 2024, at 6:00 p.m. at the Exeter Public Library, 773 Ten Rod Rd Exeter, RI.
The purpose of the Public Hearing is to comply with the requirements of the Exeter Land Development and Subdivision Regulations Section Sec. 9.6, entitled "Changes to recorded plats and plans," subsection (C) which states that "Major changes to a recorded plan must be approved by the planning board…Major changes require a public hearing." The Jade Investment Group, LLC, and the owner of the property at 597 South Country Trail, Exeter, RI, Zoned Business, and designated as Assessor’s Plat 71, Block 4, Lot 3, is requesting a modification to a final recorded major land development plan and record of decision (land evidence records Book 609, pages 127-138) as per the Exeter Land Development Subdivision Regulations Sec. 9.6(C). The request is for the approval of a modified site plan that includes adding locations for an outdoor freezer, underground propane tanks, and utility transformers. The proposed modifications are included in the revised site plan entitled "Proposed Development Plan for South Trail Commerce, Pole 36 South County Trail, Exeter, RI, dated July 15, 2024.” The revised site plan was prepared by American Engineering, Inc., a professional engineering and land surveying firm at 400 South County Trail, Suite A201, Exeter, RI 02822, and is stamped by professional engineer Patrick J. Freeman. The revised site plan, dated July 15, 2024, depicts the locations of utility transformers, underground propane tanks, and an outdoor pad and freezer. At this public hearing, the applicant will present the request to change the recorded major land development plan, and the Planning Board shall allow oral and written comments from the public. All public comments shall be made part of the public record of the project application. The proposal may be altered or revised before the close of the Public Hearing without further advertising, as a result of further study, or because of the views expressed at the Public Hearing. Any such alteration or revision must be presented for comment during said Public Hearing. The application is available for in-person review during regular business hours at the Exeter Town Hall Planning Office, 675 Ten Rod Road, Exeter, Rhode Island. The public is welcome to any meeting of the Exeter Planning Board.
