NOTICE IS HEREBY GIVEN that a REGULAR MEETING of the EXETER PLANNING BOARD will be held on TUESDAY, NOVEMBER 26, 2024, at 6:00 p.m. at the Exeter TOWN HALL, 675 TEN ROD ROAD, EXETER, RI, and at this meeting, a PUBLIC HEARING will be held when all persons will be heard for and against the application listed below and before the Planning Board decision on this Preliminary MINOR Subdivision  DESIGED AS A CONSERVATION DEVELOPMENT WITH THE CREATION OF A PRIVATE STREET.  The purpose of the Public Hearing is to meet the requirements of the Exeter Land Development and Subdivision Regulations Appendix B Sec. 6.6. – entitled “Public Hearings” and Sec. 6.7. -  entitled “Minor land development projects and minor subdivisions” (B) “Applications proposing street creation or requesting zoning relief.” Including application of the Exeter Land Development and Subdivision Regulations Appendix B SECTION 5.0, entitled "CONSERVATION DEVELOPMENT.”  At this PUBLIC HEARING, the applicant will present the proposed project, and the Planning Board shall allow oral and written comments from the general public. All public comments shall be made part of the public record of the project application. Applicant and location information is listed below.

The applicant, 2299 Post Road, LLC 39 Nooseneck Hill Road, West Greenwich, RI 02817, is seeking a PRELIMINARY APPROVAL for a Minor subdivision proposing street creation designed as a seven-lot, seven single-family conservation development on property located on Wolf Rock Road, Exeter, RI. Assessor’s Plat 79 Block 2 Lot 5 (approximately 100 feet east of 301 Wolf Rock Road in Exeter RI). The subject lot is approximately 22 acres in size and zoned residential RE-2 and Business (B). The proposed minor seven-lot subdivision includes the creation of a private street. It is designed as a conservation development, with 40% of the 22-acre lots dedicated to open space. The new lots for development are planned to support seven four-bedroom dwellings with on-site wastewater treatment systems (OWTS) and drinking wells. One of the lots is designated as a “lot not for development” to support a stormwater management system.
