A. Correction of a Transcription Error – Article II, Section 2.4, Zoning Use Table (Current)

Recommendation: Town Council to amend Article II, Section 2.4 – Zoning Use Table (Current) to correct a transcription error that inadvertently removed or misidentified the permitted status of single-family dwellings within the Groundwater Overlay District (GWOL). The Planning Board will consider a recommendation to the Town Council intended to correct an error resulting from a prior recodification or revision of the Zoning Ordinance. Single-family dwellings have been a permitted use within the Groundwater Overlay District since the adoption of the overlay district in 1995.

B. Recommendations to the Town Council Article II, Section 2.3.3 – Use Code (proposed modifications to the use code table presented at the Town Council public hearing held on June 7, 2026)

Recommendation: Town Council regarding the June 7, 2026 Draft Submission to the Town Council prepared by the Town's zoning legal counsel and identified as Article II, Section 2.3.3 – Use Code Draft (Proposed). The purpose of this agenda item is to assign all empty boxes attributed to an actual use code with a yes, no, or special use permit designation to ensure the amendments are consistent with the intent of the Town Council, the Comprehensive Plan, applicable state law, and sound land use planning principles.
