A. Preliminary Minor Land Development Application

Steven M. Lukowicz, 298 Nooseneck Hill Road, Exeter, Rhode Island 02822, and John J. Lukowicz, 1795 Flat River Road, Coventry, Rhode Island, request preliminary minor land development approval for property located on Nooseneck Hill Road (Route 3), identified as Assessor’s Plat 20, Block 4, Lot 19 (the “subject property”).

The applicants propose to construct a 4,000-square-foot (100' × 40') business storage facility pursuant to EZO § 2.4.39, “Mixed Use Commercial Development, footnote 16”. The proposal includes 16 parking spaces at the rear of the building, including one accessible space, a septic system and landscaping in front of the building. The 0.79-acre subject property is zoned LB/R and is an existing nonconforming lot of record. The applicant design includes reduced setbacks pursuant to R.I. Gen. Laws § 45-24-38, “Substandard Lots of Record”
