The Planning Board of the Town of Johnston held their monthly meeting at 6:00 p.m. on Tuesday, November1, 2022 at the Johnston Senior Center, 1291 Hartford Avenue, Johnston, RI.

PB 22-49 – Town Hall Plaza – Minor Land Development and Unified Development Review.
Public hearing of a proposed redevelopment of the existing plaza and the request for a Special Use Permit for a Drive Thru use. A.P. 20 Lots 78 and a portion of 77. 1515 Atwood Avenue. Applicant:266 Putnam Ave. LLC
Ms. Cunnen made the motion to grant the special use permit subject to the final approval of the minor land development and the submission of the traffic report shows that the project meets the special use criteria. Seconded by Mr. Lazzareschi. VOICE VOTE; All IN FAVOR.
PB 22-21–Balletto Condominiums–Public Meeting on a Preliminary Plan for a proposed 13 residential unit Major Land Development. Public Hearing was closed on May 3rd, 2022. Located at 280-282 Simmonsville Avenue AP 25 Lot 5-Zoned: Planned Development. Applicant: Gary Balletto. Ms. Sabitoni made a motion that the preliminary plan be approved with the notes and conditions of the staff report and that the applicant be advised that the following is required to be filed with the final plan. Certification by the design engineer and the plans and supporting documents to regulations, agreement between the developer and designed engineer to inspect construction of the development and certify all work is completed in accordance with the approve plans, drainage calculations demonstrating that there will be no increase of storm water runoff, a landscaping plan acceptable to the administrative steer, the applicant must submit prior to final plan, a proposed bond amount for all the work to be completed. This amount will be reviewed and approve by the board. The applicant must post the bond amount prior to the final approval or may choose to construct all improvements prior to the issuance ever all building permits in accordance with Rhode Island General Laws 45-23-53 section B, if all material required by the Board is found complete and certified by the administrative officer the final plan is deemed approved. Seconded by Mr. Lazzarareschi. Voice VOTE; ALL IN FAVOR.
