The Planning Board of the Town of Johnston held their monthly meeting at 6:00 p.m. on Tuesday, April 11,2023 at the Johnston Senior Center, 1291 Hartford Avenue, Johnston, RI.
I. Call to Order & Roll Call 6:03 PM

II. Approval of Minutes
March, 7th, Meeting Minutes Approved by Mr. Prata. Seconded by MS. Sabitoni- Arakelian. VOICE VOTE; ALL in favor.
III. OLD BUSINESS
PB 22-41 – Meadowbrook Estates Phase II – Public Hearing on a Preliminary Plan of a proposed 9 lot Major Subdivision. - AP 43 Lot 90 – Located off of Cross Road approximately 500 feet northerly of the intersection with Central Avenue. Property Zoned - R-40. Applicant: Meadowbrook Development Corporation. Mr. Pingatore made the motion to open public hearing. Ms. Ferranti seconded it. Hearing none. Mr. Prata made the motion to close. Mr. Prata made the motion to accept as amended per Town Planners recommendations 1-6. Mr. Lazzareschi second it. Voice Vote; All in favor.
PB 22-48 – Meadowbrook Estates Phase III – Public Hearing on a proposed Preliminary Plan of a proposed 11 lot Major Subdivision. AP 43 lot 90 - 1341 thru 1349 Central Avenue. Property Zoned - R-40. Applicant: Meadowbrook Development Corporation. Mr. Pingatore made the motion to open public hearing. Ms. Ferranti seconded it. Hearing none. Mr. Prata made motion to close. Mr. Prata made the motion to accept as amended per Town Planners recommendations 1-6. Mr. Lazzareschi second it. Voice Vote; All in favor.
PB 22-27 – 15 Industrial Lane – Public Hearing on a Preliminary Plan of a Minor Land Development for a proposed indoor storage facility for business vehicles and equipment. Located at 15 Industrial Lane AP 53 Lot 208. Zoned I. Applicant: Joseph Parrillo. DEM letter submitted into record. Mr. Pingitore made the motion to open public hearing. Ms. Ferranti second it. Voice Vote; All in favor. Hearing none. Mr. Lembo made the motion to close the public hearing. Ms. Sabitoni-Arakelian made the motion to approve the Preliminary Plan. Mr. Pingitore seconded it. Voice Vote; All in favor.
IV. NEW BUSINESS
PB 23-06 – Sitwell Park, LLC – Request to combine Master and Preliminary stages and a Public Hearing on a Preliminary Plan of a Major Subdivision to create four lots. – AP 54 Lot 80 – 2113 Hartford Avenue – Property Zoned – B-3. Applicant Sitwell Park, LLC. Mr. Lembo made the Motion to continue to the May9th Meeting. Seconded by Arakelian. Voice Vote; All in favor.
PB 23-09 – Zoning Ordinance Amendment – Unified Development Review for municipal and school project-Advisory Opinion. Mr. Lembo made the motion to advise the council to adopt. Seconded by Mr. Lazzareschi. Voice Vote; All in favor.
