PB 24-13 – 138 Scituate Avenue. AP 25 Lot 4. A Public Hearing on a Minor Subdivision with Unified Development Review to establish two lots and reconfigure a third where one lot has access via a twenty (20) foot wide easement from Scituate Avenue and the third lot requires a variance to lot width. Property is located in an R-20 zone. Applicant – Willy Reyes. Mr. Lazzareschi made the motion to continue. Seconded by Mr. Pingitore and Mr. Peloquin. Voice vote; All in favor.
PB 23-31 – 54, 58 and 60 Jackson Avenue. AP 16 Lots 251 and 254. A Public Hearing on a Minor Subdivision with Unified Development Review to establish three lots where one lot requires a variance to front and rear yard setbacks. Property is located in an R-15 Zone. Applicant – Premium Home Builders LLC.
Mr. Lazzareschi made the motion to allow the applicant to withdraw his application and have it handled administratively under the new State law. Seconded by Eric Peloquin. Voice Vote; All in favor.
PB 24-14 – 63 Borden Avenue. AP 15 Lot 311. A Public Hearing on a Minor Subdivision with Unified Development Review to establish two lots where both parcels require variances to lot size and yard requirements. Property is located in an R-15 Zone. Applicant – Linda Monello.
Mr. Lazzareschi made the motion to pass the Variance. Seconded by Mr. Pingitore. Voice Vote; All in favor. Mr. Pingitore made the motion to approve The Preliminary Plan. Seconded by Mr. Peloquin. Voice Vote; All in favor.
PB 24-15 – 9 & 11 Ludlow Street. AP 10 Lot 341. A Public Hearing on a Minor Subdivision with Unified Development Review to establish two lots where both parcels require variances to lot size and one lot requires a variance for lot width. Property is located in an R-15 Zone. Applicant – David Cloxton, Lake View Development, LLC. Mr. Pingitore made the motion to pass the variance. Seconded by Gina-Sabitoni-Arakelian. Voice Vote; All in favor. Mr. Pingitore made the motion to approve the Preliminary Plan. Seconded by Mr. Lazzareschi.
PB 24-17 – 37 Dyersville Avenue – Advisory Opinion to the Town council on the sale of AP 13 Lot 141, a 4,000 square foot vacant lot, to the abutting property owners. Property is zoned R-7. Petitioner: Jessica and Corey Harris.
Mr. Lazzareschi made the motion to send this to The Town Council with the condition that it has to be merged as one lot and cannot be sold. Seconded by Mr. Pingitore. Voice Vote; All in favor.
PB 24-18 –Advisory Opinion to the Town council on proposed amendments to the zoning ordinance to clarify requirements to open an animal shelter, supply boarding, daycare, and grooming services, veterinary hospital and breeding kennels.
Mr. Pingitore made the motion to give a Favorable advisory opinion on this matter. Seconded by Gina-Sabitoni-Arakelian. Voice Vote; All in favor.
PB 23- 12 – Zoning Update. Discussion and review of draft zoning ordinance. Major restructuring of the ordinance was required because of the changes and the failure to update the ordinance over the past years when changes were made to state law.
