Mr. Prata made the motion to Approve. Seconded by Mr. Pingitore
III. OLD BUSINESS
PB 24-42 – Forest Drive Solar AP 46 Lots 103, 171, 208, 209, 210, 211, 212 and 213- Zoned R-40. Owner-: Shore Holdings, LLC. Applicant -Revity Energy. The Petitioner is seeking A Public Hearing on the Master Plan Application of a Major Land Development and Special Use Permit applications pursuant to Unified Development Review to develop two 0.5 MW solar arrays and one single-family residential lot. Behind 3 and 17 Forest Drive.
Gina Sabitoni-Arakelian made the motion to Approve. Seconded by Mr. Prata, Mr. Pingitore.
IV. NEW BUSINESS:
PB 25-09- Quick Fuel Market Drive-Thru. Minor land development with Unified Development Review for a Special Use Permit to construct a new 12 ft wide driveway. 1601 Hartford Ave, AP 53 Lot 22 Zoned B2.
PB 25-11- Advisory Opinion Peteition-2025-CP-17. Petition to purchase Assessor’s Plat 33 Lot 23.(not in attendance). Motion to continue: Prata, Peloquin second it, all in favor.
PB 25-12-Advisory Opinion requesting amendments to Section 340-16 of the Zoning Ordinance pertaining to noise. Motion to continue until petitioner can come in and explain. Pingitore made the motion, Prata second the motion, all in Favor.
V. ADMINISTRATIVE REPORT & SPECIAL ITEMS
PB 25-03- Affordable Housing – Review DRAFT Plan, listen comment, recommendation action to the Town Council
PB 22-57 – The Comprehensive Plan. Future Land Use Maps
PB 23-35 – Zoning Update. Discussion and review of draft zoning ordinance. Major restructuring of the ordinance was required because of the changes and the failure to update the ordinance over the past years when changes were made to state law.
25-29 Motion to open public hearings: Prata, Pingitore, none. Motion to close public hearing. Prata, Pingitore second.
Motion to approve Special use Permit with planners, report and analysis: Ferrante, Prata second, all in favor.
Motion to approve site plan. Prata, Ferranti second, all in favor.
