       I.            CALL TO ORDER & ROLL CALL 6:00pm

All in attendance.

 

    II.            APPROVAL OF MINUTES

Mrs. Gina Sabitoni-Arakelian made the motion to approve.

 

 

 III.            OLD BUSINESS

PB 25-23 – 34 Colony Drive Continued application for Preliminary Plan of a Minor Subdivision with Unified Development Review to develop a new single-family home. AP 37 Lot 145. Zoned R-40.  Owner/Applicant Deborah Lynn Catamero

Mr. Lazzareschi made the motion to continue to September 2nd. 

Seconded by Mr. Cartier.  Voice vote; All in favor.

 

 PB -22-21- Balletto Condominiums- Request to re-instate the expired Master Plan     Approval and grant one-year extension to August 2026.  Mrs. Arakelian made the motion to reinstate and extend one year.  Seconded by Mr. Lazzareschi.  Voice vote; All in favor.

 

  IV.            NEW BUSINESS

PB 25-20 – Angell Street – Public Hearing on a Preliminary Plan for a Minor Land Development with Unified Development Review to develop 8 single family homes. AP 40 Lots 235 & 237.  Zoned R-15 and B-2. Owner/Applicant – Bileau Investments LLC.  Mr. Lembo made the motion to continue to September 2nd. Seconded by Mr. Cartier and Mr. Lazzareschi.  Voice vote; All in favor.

 

PB 25-28 – The Preserve at Briarcliffe – Public Hearing on an amended Master Plan and a Preliminary Plan for 12 cottage styled residential units located on Old Pocasset Road.  AP 44 Lots 48 &306.  Zoned PD-CCRC.  Applicant Briarcliffe Realty Two, LLC.  Mr. Lazzareschi made the motion to continue to September 2nd. Seconded by Mrs. Arakelian.

 

PB 25-30 – 44 Hopkins Avenue Public Hearing with Unified Development Review to create two new residential lots. AP 59 Lot 43. Zoned R-40.  Owner /Applicant Bachar & Mary Sasa.  Continued to September 2nd due to the opposition.

 

PB 25-33 – Capitol Street – Public Hearing and Unified Development Review for a Minor Land Development Project to develop one house.  AP 26 Lot 1. Zoned B-2.  Owner/Applicant – Off course Properties, LLC.   Witness, Mr. Lapham spoke. Mr. Lazzareschi made the motion to open public hearing.  Seconded by Mr. Prata. Mr. Residents Tammy Cardillo, Dennis Cardillo, and Deborah Defazio spoke.  Lazzareschi made the motion to close the public hearing.  Seconded by Mr. Cartier.  All in favor.

 

     V.            ADMINISTRATIVE REPORT & SPECIAL ITEMS

PB 23-37 – The Gateway.  Request for a one-year extension of the approved Master Plan.  Mr. Prata made the motion to approve one year extension.  Seconded by Mr. Lazzareschi.  Voice vote; All in favor.  Mr. Cartier made the motion to approve Special Use and Dimensional Variance.  Seconded by Mr. Lazzareschi. Voice vote; All in favor.  Mr. Lazzareschi made the motion to approve site plan review.  Seconded by Mrs. Arakelian.  All in favor.

 

 

  VI.            COMPREHENSIVE PLAN

Discussion – Safe Streets and Roads for All Safety Action Plan

 

VII.            ADJOURMENT 7:49pm Mr. Lazzareschi made the motion to adjourn.  Seconded by Mr. Prata. All in favor.
