I. CALL TO ORDER & ROLL CALL 6:05pm

II. APPROVAL OF MINUTES

Mr. Lazzareschi made the motion to approve. Seconded by Mr. Prata. Voice Vote; All in favor.

III. OLD BUSINESS

PB 25-18 - Xtreme Auto Body - Public Hearing for a Minor Land Development with Unified Development Review to develop a 42 foot by 90-foot addition which will need dimensional variances. 15 Bucklin Avenue. AP 17 Lot 156. Zoned - Industrial. Owner/ Applicant - Xtreme Realty, Inc.

Mr. Lembo made the motion to approve Zoning based on Planner's report. Seconded by Mr. Prata. Voice Vote; All in favor. Second Motion Planning. Mr. Lembo made the motion based of staff report that was read into record. Seconded by Mrs. Ferranti. Voice Vote; All in favor.

IV. NEWBUSINESS

PB 25-23 - 34 Colony Drive - Public Hearing for a Minor Subdivision with Unified Development Review to develop a new single-family home. AP 37 Lot 145. Zoned R-40. Owner/ Applicant Deborah Lynn Catamero. Eric Cartier made the motion to open Public Hearing. Seconded by Mrs. Ferranti.

All in favor. Residents Robert Giucidi, Gregory Smith, Gregory Russo, and Paul Iannelli spoke. Mr. Prata made the motion to close Public Hearing. Mr. Lazzareschi made the motion to continue one month to the August 5th Meeting. Seconded by Mr. Prata. Voice Vote; All in favor.
