MEETING MINUTES
Thursday, January 25th, 2024 at 6:30 PM
Johnston Senior Center, 1291 Hartford Avenue
I. Roll Call: 6:36 P.M.
Present for the meeting was THOMAS LOPARDO-CHAIRPERSON, ANTHONY PILOZZI-VICE
CHAIRPERSON, JOSEPH ANZELONE, DENNIS CARDILLO AND CHARLES AINABE-BOARD MEMBERS- Also present: EDWARD CIVITO, C.B.O.-BUILDING/ZONING OFFICIAL, JOSEPH BALLIRANO, ESQ-LEGAL COUNSEL AND DEB PAVONE-RECORDING SECRETARY.
Motion to suspend rules and hear Winsor III by Anthony Pilozzi. Seconded by Joseph Anzelone. All voted in favor.
II. Minutes from Previous Meetings
Approval of December 14th and December 28th, 2023
Motion to approve minutes by Anthony Pilozzi. Seconded by Joseph Anzelone. All voted in favor.
III. Continued Business:
Petition of Johnston Winsor III, LLC: Applicant for 118 Winsor Avenue, AP 59 Lot 15,
Zoned R-40. Applicant is seeking a special use permit to develop a 19 MW solar field on a 160 +/- acre parcel.
Motion to deny by Anthony Pilozzi. Seconded by Dennis Cardillo. All voted in favor. Joseph Anzelone did not vote due to one missed meeting.

V. New Business:
Petition of Bear Boy Holdings, LLC: Applicant for 2200 Hartford Avenue, AP 54 Lot 53,
Zoned B-2. Applicant is seeking a special use permit of the property to be used for construction equipment leasing with related maintenance including temporary outdoor storage, maximum 125.
Motion to grant by Anthony Pilozzi. Seconded by Dennis Cardillo. All voted in favor.
Petition of Albert S. Iemma: Applicant for 111 Grand View Avenue, AP 11 Lot 514, Zoned R-15. Applicant is seeking dimensional variance to place two existing dwellings on separate lots.
Motion to grant by Anthony Pilozzi. Seconded by Joseph Anzelone. All voted in favor.
Petition of Dana Palangio: Applicant, KPJ Realty, LLC, Owner for 5 Mowry Avenue, AP 41 Lot 132, Zoned B-2. Applicant is seeking a special use permit for auto sales and rentals which entails cleanup, painting and minor improvements with no alterations.
Motion to approve by Anthony Pilozzi with stipulations- (no more than ten cars, make improvements including painting the building, add new sign over the door and fencing, join for test drives with customers, no after-hour lighting, and have a six-month probation period). Seconded by Joseph Anzelone. All voted in favor.
VI. Election of Officers
Motion to approve that all officers stay as is by Anthony Pilozzi. Seconded by Joseph
Anzelone. All voted in favor.
