JOHNSTON ZONING BOARD OF REVIEW

MEETING MINUTES

 

Thursday, July 25 2024 at 6:30 PM

Johnston Senior Center 1291 Hartford Avenue

 

Notice is hereby given that the Zoning Board of Review will hold its regular meeting on July 25,2024 at 6:30 pm, at Johnston Senior Center, 1291 Hartford Avenue.  All persons interested in the following proposals are requested to be present at this time.  The assembly facilities are accessible to the handicapped.  Persons requiring special accommodations shall call the Zoning Office at least 48 hours in advance of the meeting (401) 231-4000 ext. 4117.  Persons utilizing TDD equipment may contact the Town through “Relay Rhode Island” at 1-800-745-6675.  The agenda for the evening will be as follows, subject to change:

III.  Old Business:

Petition of Edward Freeman: Owner/ Applicant of 1225 Atwood Ave, Ap 24 Lot 112, Zone B1. Applicant is proposing: Plumbing of RI, D/B/A Rooter-man, D/B/A Anytime, B/D/A Junk removal. Apartment on second floor.                                                                                                                                                                                                                     

MR. PILOZZI: I make a motion to approve 18:48:14 16 with the stipulations indicated, the curb cut has to be 18:48:23 17 closed and the 5 foot wide buffer strip along Atwood 18:48:31 18 Avenue Rotary Drive, put some shade trees in there, 35 18:48:36 19 feet apart, put some shrubs planted between the shade 18:48:44 20 trees and it's got to be protected with curbing parking 18:48:51 21 stops or railroad ties tone sure the vehicles don't damage 18:48:55 22 the landscaping you going to the Home Depot and pick up 18:48:59 23 the cement car stops. 18:49:02 24 Along Eldorado Drive the stockade fence has to be  11 18:49:07 1 replaced same height. IV.   New Business:

Petition of Gary DiRaimo Owner/Applicant for 1665 Hartford Ave, AP 53 Lot 200, Zoned B2. Applicant is proposing: A special use permit in according with subsection 14 of the use table to operate a Doggie Day Care Center

 

MR. PILOZZI: I'm going make a motion to 19:13:55 18 approve the project with the stipulation that the noise be 19:14:03 19 controlled and we get any complaints then the Town will 19:14:07 20 look into it further but it's got to be -- these neighbors 19:14:12 21 have got to be happy with it. We're going place a maximum 19:14:19 22 on it ever 10 dogs and should you ever need more you have 19:14:27 23 to come back to the Zoning Board, okay? And hopefully we 19:14:32 24 don't get any complaints from the neighbors because then 32 19:14:35 1 we would have to act on it. 19:14:37 2 MR. BALLIRANO: Anthony hours 7 to 5? 19:14:40 3 MS. BUONTEMPO: 7 or 8 to 5. 19:14:42 4 MR. PILOZZI: On the record -- 19:14:42 5 MR. BALLIRANO: The company will come 19:14:44 6 regularly to take the waste? 19:14:46 7 MR. PILOZZI: You'll be there at 7 to 19:14:49 8 accept the guests for the day. 19:14:51 9 MR. BALLIRANO: A company to come 19:14:53 10 regularly and take the waste. 19:14:55 11 MR. PILOZZI: I didn't hear that was 19:14:57 12 settled yet. So you're going to be responsible for the 19:15:01 13 waist removal. 19:15:02 14 MR. DiRAIMO: Naturally. 19:15:03 15 MR. BALLIRANO: 7 days subject to council 19:15:05 16 approval. 19:15:06 17 MR. PILOZZI: I don't know the size of 19:15:08 18 dogs and how many so you're going to have to figure out 19:15:11 19 how often they're going to have to come. We don't want to 19:15:15 20 get any complaints on the air quality. 19:15:19 21 MR. DiRAIMO: That won't be a problem. 19:15:21 22 MS. BUONTEMPO: You won't. We assure 19:15:23 23 you. 19:15:23 24 MR. BALLIRANO: We don't have the  authority to give you Sunday. The council has to approve 19:15:28 2 that. 19:15:28 3 MS. BUONTEMPO: Okay that's fine. 19:15:30 4 MR. DiRAIMO: So we'd get approved for 6 19:15:33 5 days if it is approved. 19:15:34 6 MR. BALLIRANO: Sunday sales license 19:15:36 7 whatever they call it these days. 19:15:38 8 MR. CIVITO: When you come in I'll 19:15:40 9 explain it. 19:15:41 10 MR. BALLIRANO: We're saying it's okay 19:15:43 11 but they have to do it. 19:15:45 12 MR. DiRAIMO: I understand. 19:15:46 13 MR. PILOZZI: Now the pickup is once 19:15:49 14 every week. 19:15:50 15 MR. LOPARDO: Every couple days, few 19:15:52 16 days. 19:15:52 17 MR. BALLIRANO: At least twice a week. 19:15:54 18 MR. PILOZZI: More than a Town pick un. 19:15:57 19 MR. LOPARDO: Town. 19:15:59 20 MR. CIVITO: In actuality Anthony the 19:16:02 21 company will determine with the amount of dogs they've got 19:16:05 22 it whole formula thing that they go through. 19:16:10 23 MR.
