The Board conducted a site visit of the property subject of the application listed below. The purpose of the meeting was for Planning Board members to view the subject property.
1. Application of Newport Car Vaults c/o Blake Henderson for Development Plan Review including request for waivers from certain design standards of the Middletown Rules and Regulations Regarding the Subdivision and Development of Land, Section 521, for construction of a new commercial building and site work for and auto storage building. Property located at 55 John Clarke Rd., Plat 115, Lot 33.
The applicant was represented by his attorney, Girard Galvin, and engineer Lyn Small.
Mr. Croce began the meeting by explaining that the purpose of the meeting is for board members to view the site and ask questions of the applicant for clarification purposes only. There will be no board member deliberation and no input from members of the public.
Ms. Small reviewed the plan which includes demolition of the existing office building and construction of an auto storage facility.
Planning Board members asked questions of the applicant, which were addressed by Ms. Small and Mr. Galvin. Discussion included parking requirements, fire department access to the site, and the proposed HVAC equipment. The applicant will discuss the potential need for a special use permit for Zone 1 of the Watershed Protection District with the Building/Zoning Official. These and other items will be reviewed during the TRC meeting scheduled for July 13th.
Mr. Wolanski noted that it appears that one or more waivers from the commercial development design standards. These will also be discussed during the TRC meeting.
