1.   Eureka Hotel, LLC and Garden Lot, LLC. Plat 7, Lots 33, 36, 37 and 38. Public Hearing for Unified Development Review for an Application for an Administrative Subdivision to reconfigure Lots 33, 36, 37, 38 on High Street and Spring Street. Request for a continuance.

2.   Garden Lot, LLC. Plat 7, Lot 33. Fire #160, Spring Street. Public Hearing for Unified Development Review for an Application by the Draper Family for a Special Use Permit under 407, Hotels, to convert the existing Mill Building previously approved by SUP, to a Hotel.  Request for a continuance.

3.   Garden Lot, LLC. Plat 7, Lot 33. Fire #160, Spring Street. Public Hearing for Unified Development Review for an Application by the Draper Family for a Special Use Permit under 407, Hotels, for a new restaurant.   Request for a continuance.

6.   Public Hearing. Hold a public hearing to discuss and act on the proposed amendments to multiple sections of the New Shoreham Land Development and Subdivision Regulations to bring the regulations into compliance with state law changes effective January 1, 2024. Proposed amendments include sections that concern: major subdivision and land development including definitions, review procedures, decisions, and flow charts (Sections 201, 801-808); minor land development and subdivision including definitions, review procedures, decisions, and flow charts (Sections 201, 701, 702, 703); the Technical Review Committee including membership (Sections 302, 502, and 903); and the procedures for Unified Development Review (Sections 201, 301, 308, 309).

7.   Amendments to the New Shoreham Zoning Ordinance and Land Development and Subdivision Regulations for compliance with State Law. Review draft amendments and make a recommendation to the Town Council including a finding of consistency with the Comprehensive Plan. Consultant Weston & Sampson. Development Plan Review

8.   Rose Farm Inn, Inc and Rose, Judith.  Plat 8, Lot 262. Discuss and Act on a request to provide the Town Council with findings and a recommendation for an amendment to Zoning Ordinance, Zoning Map for an application of Judith Rose and Rose Farm Inn, Inc. to amend the Zoning Map to change a portion of Plat 8, Lot 262 from RB Zone to RCM Zone. The Town Council scheduled the public hearing for May 7, 2024.

9.   Bacon III, Charles A. and Bacon, Cynthia. Plat 18, Lot 4-1. Fire #1845 West Side Road and Jane Lane. Application for a Special Use Permit under Sections 306(E) and 406 to construct a single-family dwelling and an accessory residential structure. Advisory to the Zoning Board.  Review and act on waiver requests and set the public hearing for Development Plan Review.

10. Blue House Holding, LLC c/o Eric and Jennifer Connolly. Plat 17, Lot 31. Fire #588 Beach Ave. Application by Rob Sanders Architects for a Special Use Permit under Sections 307(E), 406 and 703 for construction of an addition to an existing single-family dwelling. Advisory to the Zoning Board.  Review and act on waiver requests and set the public hearing for Development Plan Review.

11. Brassard, Dr. Peter and Brassard, Sally. Plat 18, Lot 42. Fire # 537 Center Road. Application by Nicholas Battey and Melissa Bublis for a Special Use Permit under Section 513 (D)(2)(a) for an addition to an existing Accessory Dwelling Unit (513) for year-round residents. Advisory to the Zoning Board.  Review and act on waiver requests and set the public hearing for Development Plan Review.

12. Section 513, Accessory Dwelling Units, D. Accessory Dwelling Units by Special Use Permit, 3. Expedited Approval Process (“EAP”). Discuss and act on Planning Board Pre-approved building plans.  The Planning Board may from time to time review and approve such building plans.  Details and plans of planning board pre-approved structures shall be held by the Zoning Official and may be obtained upon request
