AGENDA
1. Town of New Shoreham. Block Island Health Services. Plat 10, Lot 2. Public Hearing on an Application for Development Plan Review to install a ground mounted solar energy system. The property is located in the Medical Center Zone. Zoning Ordinance, Section 425, any ground mounted solar array exceeding 720 square feet requires a Special Use Permit. However, this property is located in the Medical Center Zone and the permitting authority is the Planning Board.
2. Block Island Land Trust, Ball, Martha A. and Ball, William O. Plat 3, Lot 118. Corn Neck Road. Application for Unified Development Review for Minor Subdivision of an existing parcel into two (2) lots, leaving one (1) residential lot and one (1) lot subject to conservation easements. Application for a Variance from Section 306(C). Accept, review and act on waiver requests. Set the public hearing date.
3. 251 Spring St., LLC. Plat 7, Lot 27. Fire #251 Spring Street. Advisory to the Zoning Board for an Application for a Special Use Permit under Section 408, Inns to renovate the existing walkout basement into a five-room Inn for employee housing.
4. Zoning Ordinance Amendment. Define uses in the list of prohibited uses that the Ordinance does not offer a definition of. Review draft amendments and make a recommendation to the Town Council including a finding of consistency with the Comprehensive Plan.
5. Zoning Ordinance Amendment. Accessory Dwelling Units. Zoning Ordinance, Section 513. Review draft amendments and make a recommendation to the Town Council including a finding of consistency with the Comprehensive Plan.
6. Zoning Ordinance Amendment. Outdoor Lighting Ordinance. Discuss and Act on an amendment to Zoning Ordinance, Section 512, Outdoor Lighting Ordinance.
7. Receive a report from the Zoning Official regarding substandard lots.
8. Receive a report from the Administrative Officer regarding subdivisions.
9. Approval of Minutes
