The Town of New Shoreham Zoning Board of Review will be in session for a meeting on Wednesday, June 26, 2024 at 6:00 P.M. at the Town Hall, 16 Old Town Road, Block Island, RI.

THE AGENDA IS SUBJECT TO CHANGE BY THE CHAIRMAN OR UPON MOTION OF ANY MEMBER

Applications:

Gorayeb, Christopher J. Plat 19, Lot 37. Fire # 919 Champlin Road. A One-year extension of the Zoning Decision dated July 20, 2023 for an Application for a Special Use Permit under Article 3, Section 306(E); Article 4, Sections 401 and 403 for a secondary dwelling development. All existing structures will be razed.

Public Hearings:

1. VVO Real Estate Holding, Inc. Plat 6, Lot 107. Fire# 41 Water Street. Application for a Variance from Section 113(C)(2), Section 202 (26) (44.1) and Section 311(C), Maximum Height, to reconstruct the Harborside Hotel, which was destroyed in a fire in August 2023. Request for continuance

2. Kenney, Robert. Plat 6, Lot 35. #454 Ocean Avenue. Application for a Variance from Section 113(C)(1) and 313(C) for expansion of a deck that was approved in October 2023.

3. Blue House Holding, LLC c/o Eric and Jennifer Connolly. Plat 17, Lot 31. Fire #588 Beach Ave. Application by Rob Sanders Architects for a Special Use Permit under Sections 307(E), 406 and 703 for construction of an addition to an existing single-family dwelling. Request for continuance

Decisions:

1. Town of New Shoreham and BI Water Company. Plat 9, Lot 12. Fire #426 Sands Pond Lane. Application by the Block Island Water District for a Special Use Permit under Sections 113 (A)(B)(1) and a Variance from 306(C) for a two-phase project at the Water Treatment site. The first phase will be the addition of a water storage tank that will store 256,000 gallons of treated water. The second phase involves the placement of a new reverse osmosis unit in the lower level of the west side of the building and adding a dormer to the second floor.

2. Bacon III, Charles A. and Bacon, Cynthia. Plat 18, Lot 4-1. Fire #1845 West Side Road and Jane Lane. Application for a Special Use Permit under Sections 306(E) and 406 to construct a single-family dwelling and an accessory residential structure.

Brassard, Dr. Peter and Brassard, Sally. Plat 18, Lot 42. Fire # 537 Center Road. Application by Nicholas Battey and Melissa Bublis for a Special Use Permit under Section 513 (D)(2)(a) for an addition to an existing Accessory Dwelling Unit (513) for year-round residents.
