Cottrell Homestead LLC, 500 Waites Corner Road, West Kingston, RI 02892 for an Appeal of a Zoning Decision of the Zoning Enforcement Officer (ZEO) under the Zoning Ordinance as follows: The applicant is seeking to appeal a Notice of Violation issued by the Zoning Enforcement Officer (ZEO), dated July 5, 2023, for premises located at 500 Waites Corner Road, South Kingstown, Assessor’s Map 14, Lot 65. David and Saipin Favre, 28 Cherry Road, South Kingstown, RI 02879 for a Dimensional Variance under the Zoning Ordinance as follows: The applicant is seeking to construct a 21’ x 23’ detached garage located 25’ from the front property line and 8.8’fromthe side property line. The required front and side yard setback is 35’ and 6’ respectively, therefore relief of 25’ and 1.2’ is requested. Lot size is .36 acres. A Dimensional Variance is required per Zoning Ordinance Section 208 (Nonconforming Lots of Record – Accessory Building Setback Requirements), Section 503.1 (Accessory Structures), and Section 907 (Standards of Relief). V. The porch will be located 30’ from the front property line. The required front yard setback is 40’, therefore relief of 10’ is requested. Lot size is .47 acres. A Dimensional Variance is required per Zoning Ordinance Section 207 (Nonconforming Lots of Record-Building Setback Requirements) and Section 907 (Standards of Relief). VI. South County Survey Company, 382B Main Street, Wakefield, RI 02879 for a Dimensional Variance under the Zoning Ordinance as follows: The applicant is seeking to construct a 700 sq. ft. detached garage with an office on the second story. The garage will be located 2.9’ from the rear property line and 2.4’ from the side property line. The required front and side yard setback is 6’, therefore relief of 3.1’ and 3.6’ is requested. The garage will increase the nonconformity of lot coverage from 25.1% to 25.4%. The maximum lot coverage allowed is 20%. Relief of .3% is requested Lot size is .17 acres. A Dimensional Variance is required per Zoning Ordinance Section 208 (Nonconforming Lots of Record – Accessory Building Setback Requirements) and Section 907 (Standards of Relief). Owner of the property is Joann Thompson Living Trust for premises located at 22 Browning Street, South Kingstown, Assessor’s Map 96-1, Lot 62 and zoned R30.
