I. Petition of William Howard, 543 Barbers Pond Road, West Kingston, RI 02892 for a Special Use Permit under the Zoning Ordinance as follows: The applicant is seeking to construct a new dwelling on the premises and convert the existing 1568 sq ft single-family dwelling into a one-bedroom accessory apartment. The maximum living area permitted for an accessory apartment is 750 square feet. The Lot size is 2.91 acres. A Special Use Permit is required per Zoning Ordinance Section 503.2 (Accessory Apartments) and Section 907 (Standards of Relief). The building height will be 27’, where 20’ is the maximum allowed. Relief of 7’ is requested. The Lot size is 122 acres. Petition of Eric Posillo Builders, 120 Matthius Lane, Charlestown, RI 02813 for a Special Use Permit under the Zoning Ordinance as follows: The applicant is seeking to replace the existing seasonal cottage of 453 square feet with a new cottage of 600 square feet. The applicant had previously received approval for this project, however said approval has expired. Lot size is 50.2 acres. A Special Use Permit is required per Zoning Ordinance Section 203 (Special Use Permit for Addition, Enlargement, Expansion or Intensification), Section 608 (Coastal Community Overlay District) and Section 907 (Standards of Relief). V. Petition of Rogers Home, Inc., 70 Foster Sheldon Road, Wakefield, RI 02879 for a Special Use Permit under the Zoning Ordinance as follows: The applicant is seeking to convert the existing building into a Drug or Alcohol Rehabilitation Facility (Use code 24.1). A Special Use Permit was previously granted for the project in 2017, however said approval expired. Lot size is .31 acres. A Special Use Permit is required per Zoning Ordinance Section 301 (Schedule of Use Regulations Table) and Section 907 (Standards of Relief). VI. Petition of MTK ESM LLC, 650 Succotash Road, Wakefield, RI 02879 for a Dimensional Variance under the Zoning Ordinance as follows: The applicant is seeking to amend the 2018 Zoning Board decision for additional height of the hatchery building by constructing a 4’ parapet wall. The Planning Board approved the requested amendment on November 28, 2023. The parapet will be located 18’ from the rear property line and 20’ from the side property line. The required rear and side setback is 30’, therefore relief of 12’ and 10’ is requested. Lot size is 1.03 acres. A Dimensional Variance is required per Zoning Ordinance Section 401 (Schedule of Dimensional Regulations) and Section 907 (Standards of Relief). Owner of the property is MTK ESM, LLC, for premises located at 650 Succotash Road, South Kingstown, Assessor’s Map 87-2, Lot 4 and is zoned CW (Commercial Waterfront).

VII. Petition of Glenn and Gretel McCrory, 200 Lavan Street, Unit 1, Warwick, RI 02888 are seeking a Second One-Year extension of a Dimensional Variance granted on February 16, 2022 and recorded in South Kingstown Land Evidence on February 23, 2022 Book 1822 and Pages 96-97. A Dimensional Variance may be extended pursuant to Zoning Ordinance Section 910B (Further Extension for Cause). Owners of the property are Glenn & Gretel McCrory for premises located at 507-509 High Street, South Kingstown, Assessor’s Map 48-3, Lot 150 and zoned CD (Commercial Downtown).
