I. Petition of Amy Fratantonio, 94 Michaela Court, West Kingston, RI 02892 for a Dimensional Variance under the Zoning Ordinance as follows: The applicant is seeking to install a 16’ x 32’ inground pool located 5’ from the side yard property line. The required yard setback for a pool is 10’, therefore relief of 5’ is requested. Lot size is .62 acres. A Dimensional Variance is required per Zoning Ordinance Section 503.3 (Swimming Pools) and Section 907 (Standards of Relief). Owners of the property are Robert & Amy Fratantonio for premises located at 94 Michaela Court, South Kingstown, Assessor’s Map 21, Lot 60 and zoned R80.
II. Petition of 74 Main Street, LLC, 74 Main Street, Wakefield, RI 02879 for a Dimensional Variance under the Zoning Ordinance as follows: The applicant is seeking to construct a 30’ x 35’ two-story Accessory Dwelling Unit (ADU) measuring 26’5” in height. The maximum accessory building height permitted is 15’, therefore 11’6” of relief is requested. The lot consists of 12,632 sq. ft. in area where 20,000 sq. ft. is required to establish an ADU, therefore relief of 7,368 sq. ft is requested. A Dimensional Variance is required per Zoning Ordinance Section 401 (Schedule of Dimensional Regulations) Section 402.D (Notes to Schedule of Dimensional Regulations) and Section 907 (Standards of Relief). Owner of the property is 74 Main Street LLC, for premises located at 74 Main Street, South Kingstown, Assessor’s Map 57-1, Lot 78 and zoned CD.
